What to copy from the PAO parcel page

On the parcel page, scroll to the Values table and copy the numbers for the most recent year:

Copy these 3 numbers:
1) County Taxable Value
2) Ad Valorem Taxes
3) Non Ad Valorem Taxes

These numbers allow the calculator to match the PAO total and derive the effective millage for the parcel area.

Step 2: Paste PAO Numbers and Estimate After Purchase Taxes

First, paste the PAO Values table numbers. This produces an exact PAO match. Then enter the purchase price to estimate what taxes can look like after purchase.

PAO Numbers

From the Values table, County Taxable Value column.
From the Values table, Ad Valorem Taxes column.
From the Values table, Non Ad Valorem Taxes column.
For reference only. Does not change calculations.

After Purchase Inputs

Used only for after purchase planning estimate.
Homestead can reduce taxable value, eligibility and timing apply.
We estimate post purchase taxable value by multiplying purchase price by this percent. This is more realistic than guessing millage by city.
Applied only if you select homestead yes.
Shows reassessment and escrow warning.
How this stays accurate:
The current-year output matches the PAO total exactly. The after purchase estimate uses the parcel derived millage plus the same non ad valorem line, then estimates taxable value from purchase price using a conservative planning percent.
Your Results
Enter PAO numbers, then click Calculate. Add purchase price to estimate after purchase taxes.
Best practice:
For brand new homes with limited tax history, use a similar home in the same neighborhood on the PAO site to capture the correct non ad valorem and district effect. Then run your purchase price here.
