Step 1: Search the Property on the Manatee PAO Site
The PAO search uses separate fields. Open the PAO search in a new tab, then enter the property. Once you open the parcel page, copy the Values table numbers into Step 2.

What to copy from the PAO parcel page
On the parcel page, scroll to the Values table and copy the numbers for the most recent year:
1) County Taxable Value
2) Ad Valorem Taxes
3) Non Ad Valorem Taxes
These numbers allow the calculator to match the PAO total and derive the effective millage for the parcel area.
Step 2: Paste PAO Numbers and Estimate After Purchase Taxes
First, paste the PAO Values table numbers. This produces an exact PAO match. Then enter the purchase price to estimate what taxes can look like after purchase.

The current-year output matches the PAO total exactly. The after purchase estimate uses the parcel derived millage plus the same non ad valorem line, then estimates taxable value from purchase price using a conservative planning percent.
