How much will I net after closing costs?
Your net depends on payoff(s), typical seller closing costs, negotiated concessions, and proration at closing. Use the Sellers Net Sheet for a solid estimate, then we refine it once your exact terms are known.
Do you do open houses?
We can, but we typically do not recommend them. We focus on video property tours, a premium online presentation, and private showings for qualified buyers. National Association of REALTORS® data shows buyers most often find the home they purchase through the internet (51%) or a real estate agent (29%), while only 4% find it through a yard sign or open house sign. That is why we prioritize a strong first impression online and a video tour that pre-qualifies interest before anyone steps inside. This approach protects your time, reduces unnecessary foot traffic, and brings in buyers who are serious, prepared, and ready to act. Open houses can also be used by agents to meet new potential clients, but our focus stays on what benefits the seller most: targeted exposure and buyer-quality showings.
